We offer you a “Broker’s Opinion of Value” (aka “BOV”), which is a kind of mini appraisal, geared to “sale” or “lease”. While we don’t intend it to replace a formal appraisal offered by firms licensed to appraise industrial real estate, we do include their “three approaches to value” (market comparables, replacement cost, income capitalization), and we ground our claims. Lenders often purchase these from us, as they are a relatively quick way (one week) to gain a sensibility about a property’s current market value.

We offer you “Supply v. Demand Charts”. We maintain Supply v. Demand Charts across a range of 13 building size categories and across 9 land size categories. We update them every week, and we’ve been doing so for years. Since “value” is a function of demand against what is supplied, it matters to know about supply v. demand. It also reveals development opportunities.
