At some point in acquiring real estate, you’ll want to know the current market value of the property in which you are interested.
We offer you a “Broker’s Opinion of Value” (aka “BOV”), which is a kind of mini appraisal. These can be oriented around “sale” or “lease”. While we don’t intend it to replace a formal appraisal offered by firms licensed to appraise industrial real estate, we do include their “three approaches to value” (market comparables, replacement cost, income capitalization), and we ground our claims. Lenders often purchase these from us, as they are a relatively quick way (one week) to gain a sensibility about a property’s current market value.

It also reveals development opportunities.
